Having just (or very nearly - should be fully complete next week) re done the house I bought (a fairly big 4 bedroom house) I have had someone ask if im renting a room already. I was thinking of offering a room to rent eventually but ive not moved in my self yet!
So has anyone ever had a lodger?
How did it work?
Any tips or advice?

Dont let them give you the rent money on a Friday evening in the pub whilts drinking together!!

Otherwise its all down to personalities and sharing your space with them. Dont be afraid to tell em where to go either!

Contract! Do it through a letting agent if possible otherwise it's a whole heap of potential trouble.

Contract is obvious but I dont use an agent for my other lets so i wont be using one for a lodger. The legal side is no bother, its the how to structure living with a lodger I dont know!

Locks on every door in that case. As said I wouldn't let out a room I see too much trouble in my job with customers skipping payment and when I visit the house they have gone and robbed their housemates

If she was my lodger i wouldn't be starting off on a 6 month contract, I'd have her tied in for 6 years, and as for locks on all doors, only when she's inside lol.

Seriously tho I don't think I could share my house with a stranger, but that's not what you asked is it.

It sounds like your clued up on letting and contracts etc, so as said it would be about personalities.

If you don't mind, then fair enough, but I've always seen having a lodger as something you do when you don't have the option due to financial reasons. The way I see it, it's my house and I want the pleasure of taking a dump with the bathroom door open, loading the sink with two weeks of washing, and watching what the f**k I want on TeeVee :D I'd hate to have some stranger moping around, but I suppose everyone is different.

Edit: However if I *did* have a lodger it would have to be a female...that way there wouldn't *be* two weeks washing in the sink :)
